They say a picture is worth a thousand words, I couldn’t tell you if that’s true or not, but I can tell you that, in the case of online advertising for commercial real estate, they are worth a small fortune in exposure. They are also extremely valuable in improving both the quantity and quality of leads. Let me explain.
Exposure
When two otherwise equal listings are placed side by side, one with a picture, one without, the one with a picture gets clicked and thus viewed 3-4 times more often than the one without. In other words, just by adding a photo to your listing, you’re increasing your odds of finding a quality tenant or investor by 300%.
Quality Equals Quantity
The quality of photos on your listings does not seem to effect the exposure. While quality photos don’t increase your exposure they do increase the quantity of leads you’ll receive. Quality photos of your property’s best features entice would be buyers/tenants to email you or pick up the phone. The better the photos, the more likely it is that you’ll turn that 300% increase in exposure into leads.
Quantity Equals Quality
Having multiple photos of your commercial property listings can decrease the number of leads that your online listing generates, but that can be a good thing. Multiple interior and exterior photos showing different aspects of your property can answer a lot of questions for you. This can save you a tremendous amount of time by weeding out the unqualified leads and moving your true prospects closer to closing.
Now, I don’t want to you to think that without photos, it’s not beneficial to market your listings online. It’s very valuable, but to get the most of your online listings adding lots of good quality photos is important on many levels.
